In this role you will:
Collaborate with the general contractor to establish a smooth handover of the existing site/building.
Partner with the Fit-Out General Contractor to develop and manage the Master Project Schedule based on the Critical Path and key milestones, using a P6 cost/resource-loaded schedule.
Develop and manage the Master Project Budget, including hard and soft costs, bonds, insurance, contingencies, and allowances.
Support contractor pre-qualification, bid solicitation, bid analysis, and preparation of award recommendations.
Assist in contract negotiations in coordination with the Client’s Project Manager and legal counsel, including defining GC business terms such as mark-ups, fees, insurance, labor rates, and escalation.
Coordinate activities of the Design Team in support of the Client’s Project Manager.
Monitor the Architect/Engineer (AE) team to ensure timely completion of all required City and Authority approvals and permitting processes.
Lead and coordinate constructability reviews of project documentation.
Work with subcontractors and vendors to gather and provide cost estimates for scope gaps or changes.
Coordinate and lead the Value Engineering process to align scope and budget.
Produce monthly cash flow projections to support project financial planning.
Assist the client with identifying, scoping, procuring, and scheduling all Owner-direct vendors and consultants.

The salary range for this role is between $126,000 and $164,000 but actual salary offered is dependent on experience, skill set and education.
